Goes without saying that its been frustrating times right now, market wide, but especially in the land assembly segment. Zero sales in the past 2 months and 94 land assemblies so inventory is stacking up.

What buyers and developers are responding to

While inventory is high, developers are being highly selective. High interest rates and labour shortages have led to many land assemblies "lingering" on the market. Assemblies in locations where the OCP supports higher density — in the 2.5 FAR (floor area ratio) as well as transit-supportive corridors — are currently the most attractive to buyers looking to de-risk.

Performance on paper is actually strong. Unfortunately there's just such a small market for what we have that it will taker time to create the significant numbers we need to see any action. We have 10 buyers saving it as a favourite and I have had 3 inquiries that have not yet materialized into a formal showing.
